1) Products & Services

• Product images, drawings, and specifications on the website are illustrative. Final specifications, finishes, lead times, and inclusions are those confirmed in your approved Quotation/Proforma/Contract.

• Lead times are estimates and may vary due to customization, approvals, logistics, and force majeure events.

2) Quotes, Orders & Payment

• An order becomes binding when you approve the quotation and pay the required deposit stated in the invoice/contract.

• Prices exclude taxes, duties, permits, and site works unless explicitly stated in writing.

• Payment terms (deposit, milestones, balance) are defined in your contract. Late payments may pause production/shipping and may incur charges.

3) Shipping, Delivery & Installation

• Delivery method (factory-built module vs. kit) depends on your site access and logistics constraints.

• Risk of loss and title transfer follow the agreed Incoterms or your contract terms.

• You must ensure foundations, utilities, access roads, and lifting equipment (if required) conform to our drawings/specifications. Delays due to site readiness are your responsibility.

• If installation is performed by us or our partners, you must provide safe access, required permits, and cooperation with the installation schedule.

4) Permits & Compliance

You are responsible for obtaining local permits/approvals and ensuring site compliance with local laws, unless otherwise agreed in writing. We provide technical drawings and documentation as specified in your contract.

5) Changes & Cancellations

• Change requests after order confirmation may affect price and lead time.

• Custom orders are generally non-cancelable after production starts. If cancellation is permitted, fees will apply as set out in your contract.

6) Inspection & Acceptance

Inspect goods at delivery/installation and notify us in writing of any visible defects within the inspection period stated in your contract. If we do not receive notice within that period, the goods are deemed accepted.

7) Warranty

• Structural, MEP, and finish warranties are as specified in your contract and commence at handover.

• Warranty excludes damage from misuse, unauthorized modifications, improper maintenance, non-compliant foundations/utilities, or acts of nature.

• Remedies are limited to repair or replacement at our discretion.

8) Returns

Given the bespoke nature of our products, returns are not accepted unless expressly agreed in writing and subject to fees outlined in your contract.

9) Intellectual Property

All website content, designs, drawings, models, and documentation are owned by Supreme Smart House. We grant you a limited, non-transferable license to use supplied documents solely for your project. No reproduction, reverse engineering, or redistribution without written consent.

10) Website Acceptable Use

You agree not to:

• Introduce malware or attempt unauthorized access;

• Scrape or copy content at scale;

• Infringe intellectual property;

• Use the website in violation of applicable laws.

11) Liability

To the maximum extent permitted by law:

• We are not liable for indirect, incidental, special, or consequential damages, lost profits, loss of business, or loss of data.

• Our aggregate liability for any claim is limited to the amounts you paid for the specific product/service giving rise to the claim.
  Nothing here limits liability that cannot be limited under applicable law.

12) Indemnity

You agree to indemnify and hold us harmless from claims, damages, or losses arising from your breach of these Terms, misuse of the products, or non-compliant site works.

13) Force Majeure

We are not responsible for delays or failures caused by events beyond our reasonable control (including natural disasters, strikes, epidemics, supply interruptions, or regulatory changes).

14) Governing Law & Dispute Resolution

These Terms are governed by the laws of Hong Kong SAR. Any dispute shall be finally resolved by arbitration administered by the Hong Kong International Arbitration Centre (HKIAC) under the HKIAC Administered Arbitration Rules in force when the notice of arbitration is submitted. The seat of arbitration is Hong Kong, the language is English, and the tribunal will consist of one arbitrator, unless otherwise agreed.

15) Changes to These Terms

We may update these Terms from time to time. Updates take effect upon posting on this page. Continued use of the website or services constitutes acceptance of the updated Terms.
